Thankful Thursday: Before and After

After five years of trying, without success, to get my almost 40-year old, damaged eavestroughs repaired via the property management company, I took it upon myself to do it out of pocket.

Before: Note the lack of eavestroughs along the top roof line. None of the units have them, only eavestroughs along the garage roof.

The damaged, tri-colour downspout (for some reason all the eavestrough and downspouts had been painted at some point long ago, before I even bought my unit 23+ years ago).

I had the soffits and eavestroughs replaced last week (delayed from the end of June/early July), and had him install an eavestrough along the top line of the roof, as should have been done when these units were built. 






Below, the makeshift metal trim around the garage door. It's fine for now, but he was heavy-handed and sloppy with the caulking, the only thing I wasn't happy with. And because he removed the trim, I had to run up to Rona (closest home box store) and get vinyl garage door weather proofing, as he hadn't realized there would be a gap around the door once the trim was gone. Still, at least this won't rot, and I'll have something better done when I get around to replacing the garage door.


I have my fingers crossed that I'll have better drainage; I'll find out soon enough! We're supposed to have rain on and off for the next few days, I think. 

Had I known before that unit owners could undertake repairs themselves, I could have saved myself 16 months of my roof leaking in the front/master bedroom. You can be sure that if I have another issue, I'll deal with it myself, if I'm financially able to. I'm not sure what I pay condo fees for, though. It's certainly not competent property management!

Anyway, I'm thankful that I was finally able to have this done!

YAY Kim...I know you are extra happy to have the downspouts new and ready to receive the rain on the way. Water can do so much damage to wood. I'm sorry you had to pay out of pocket but at least it is fixed and the damage won't get any worse. I like the green shutters and creamy beige color of your unit

Cecilia, I think the green shutters are ugly -- lol -- but all the units have them. The siding needs to be redone too, as it was very, very badly done with the cheapest possible siding and there is no foam board insulation underneath. I can't take that cost on at this time, possibly not ever, but at least I was able to take care of some exterior things!
you had an incredible amount of work done at your expense. We lived in a condo for only 7 years and saw management wanted all owners to pay fees and do all work possible without management paying out. Back to our own home. I do and don't like all the yard work that must be done, but our decisions only. It will pay off for you if you decide after retirement to sell. All work invoices keep for proof.

Lynn, oh, yes, I keep all invoices for both interior and exterior work!

I would not recommend a condo again (first experience), unless you get a really good condo board and property manager. And that's hard to know going in. For the record, it was a different property management company when I bought, and at the time, we had an on-site caretaker--he and his family owned the unit immediately adjacent to mine. There were issues with him, but overall, the place was far better run than it's been since the current property "manager" (a former mayor who offers nothing but bs) took over, years ago now.

It is a lot of outgoing you shouldn't have to pay, but at least you know there should be no more leaks.

One of my sons bought a condo for a few years before his house. He had a good Home Owners Assoc. and those things he was not responsible for, they took care of in decent time. I am sorry you have had to go through this KIm. It's not right.

I'm surprised the management company didn't take care of this - as you say, why do you pay condo fees? Perhaps you can negotiated for a lower fee.

In any event, I'm sure it feels much better to have the work done. Though the repair clearly did a good job with the eavestroughing, it seems he's a bit clueless when it comes to the garage door repairs. Hope it keeps things dry there too.

Well hooray, at least it's done and over with, and it looks good too!

As the saying goes, if you want something done, do it yourself. It's too bad it applies when it shouldn't have to. Yes, what ARE the condo fees for?... Stupid management. Good job in getting it done, though.
